Approval has been granted for the construction of five towers on the Skyring Terrace riverfront site previously occupied by Riverside Marine adjacent to the woolstores and ferry terminal in Teneriffe.
Brisbane City Council has given the green light to an amended proposal by developer Kokoda Property for the project which will see a 19 storey river front hotel built adjacent to the Energex transmission tower with a 15 storey apartment block flanking the hotel, 15 storey and eight storey blocks fronting the Skyring Terrace portion of the site and an eight storey apartment block occupying the Commercial Road boundary.
The council was inundated with objections to the original proposal which was described by Lord Mayor Schrinner as “a dog’s breakfast.”
In total the new development will comprise 213 apartments, 163 hotel rooms and 22 retail tenancies.
According to industry website Brisbane Development the council is planning an overhaul of Skyring Terrace with the proposed changes to include widening it to two lanes in both directions from Breakfast Creek Road to Wyandra Street and adding turning lanes but council has denied this.
A council spokesperson said: “We have no current plans to use the preserved space along Skyring Terrace to create additional traffic lanes.”
Civic Cabinet Chair for City Planning Councillor Adam Allan said the development was radically different to the original proposal with heights reduced by more than 10 storeys and the communal open space more than doubled.
A new laneway named Wool Lane will run diagonally across the project to the Teneriffe Ferry terminal with Helen Street extended to become Helen Lane to service the hotel.
The building that sits on the corner of Skyring Terrace and Commercial Road which until recently housed the Teneriffe Community Centre will be demolished to make way for an eight-storey tower which will include a new community centre on the ground floor.
The hotel tower will feature a hotel pool terrace on level five with a rooftop restaurant and bar planned for levels 18 and 19.
