A development application for three “high density, residential-led mixed use” towers at 37 Ross St, Newstead is being assessed by Brisbane City Council.
If BCQ Building Pty Ltd’s proposal is approved, the site adjacent to the Mercedes-Benz store and facing Breakfast Creek Rd, Durong St and Ross St will be home to a total of 752 units.
The proposed maximum height is 28 storeys for the North tower, 26 storeys for the West tower, and 23 for the East Tower.
If approved, the development will be the highest in the Breakfast Creek/Newstead area by 2 storeys, however, buildings up to 30 storeys have been approved nearby in Bowen Hills.
The proposed towers will include 122 studio units, 233 one-bedroom units, 342 two-bedroom units, 62 three-bedroom units, and 3 penthouse units.
The ground and podium levels are earmarked for retail and commercial tenancies, while a total of 583 car park spaces and 465 bike park spaces will be located in the basement and podium levels.
The site is 60m from a bus stop serviced by three bus routes, and 650m from Bowen Hills Station.
The developers are currently answering questions from Council, some relating to tower aesthetics, flood planning, a need for more visitor parking, and ensuring the view of the city from Bartley’s Hill in Ascot is not adversely impacted.
The proposal is subject to public notification and a submission period, which has not yet commenced.
