Multi-million-dollar riverfront Newstead residential project Quay completed

Mirvac has completed Quay, a $204 million residential project in Newstead that delivers 135 apartments and more than 2,000 square metres of new public parkland.

The development marks a major milestone in revitalising the former industrial precinct, part of a long-running partnership between Mirvac, the Queensland Government and Brisbane City Council.

Quay was officially opened with a tour by Assistant Minister for Planning, Housing and Better Regulation Rebecca Young and Brisbane City Councillor Julia Dixon.

Mirvac’s CEO of Development Stuart Penklis said the project demonstrates how collaboration can deliver housing supply and liveable urban spaces.

“Quay joins a legacy of landmark Mirvac residential communities in the area – from Mariners Reach to Cutters Landing, Pier, Park, and Unison – that have shaped the heart of a growing Newstead precinct,” Mr Penklis said.

Quay features one of Brisbane’s largest private rooftops

Rising 26 levels, Quay features one of Brisbane’s largest private rooftops, offering an infinity pool, entertainment sanctuary and panoramic river views.

Mirvac has invested $4 million in public art, community amenities and wayfinding to improve the experience for both residents and visitors.

The project is now 75 per cent owner-occupied, with strong demand from local buyers and 35 per cent of purchasers being repeat Mirvac customers.

Mirvac’s General Manager of Residential Development in Queensland Warwick Bible said the success reflects the company’s integrated delivery model.

“Every part of Quay – from design and development through to construction, sales, and marketing – was delivered in-house, allowing us to create a beautifully designed residential community with more than half the site dedicated to open space and extensive cycling and walking paths,” Mr Bible said.

He said Quay’s sculptural form, with more than 2,000 plants on its façade, extends the parkland vertically and creates a distinctive presence on the skyline.

Quay sold out within seven months of launch, with 70 per cent of apartments secured at release.

The project follows the launch of LIV Anura, a Build-to-Rent community of 396 apartments in Newstead, and precedes Mirvac’s next residential development Isle, due for completion in 2027.
