The Toombul Shopping Centre, demolished by owner Mirvac after being inundated by the 2022 floods, will be revitalised as a residential, retail and public transport hub following its sale to the Brisbane-based developer Irvine Group.
Mirvac’s Group CEO and Managing Director Campbell Hanan said the decision to sell the Toombul site had been a difficult one.
“We acknowledge the community’s strong interest in seeing a new shopping centre built on this site. Over the past few years we’ve completed demolition across the site and worked closely with Brisbane City Council and other authorities to progress planning, reaching agreement on critical issues including traffic, building heights and the flood solution as well as in principle support on a draft masterplan.
“However, we’re very pleased to have reached an agreement with Irvine Group for the purchase of the entire site.
“With their extensive expertise in delivering high-quality retail and residential precincts, we believe this will be the fastest pathway to bring life back to Toombul.
“We have partnered with Irvine Group in the past and know they have a proven track record in delivering mixed use developments that combine quality retail and residential offerings,” Mr Hanan said.
Irvine Group Managing Director Michael Irvine said the priority was to deliver a new shopping centre as the first stage of a retail-led mixed-use development which is in line with the Mirvac draft masterplan which has the council’s in-principle support.
As part of this proposal, the company plans to carry out extensive earthworks and raise the level of the site to that of Sandgate Road.
“We look forward to working through the next steps including lodging the first development application for a new retail centre and housing in the New Year,” Mr Irvine said.
“Retail will be a big part of the mix. The community is absolutely screaming out for retail and we would want to have the retail component well and truly operating before we commenced any residential development.
“We are looking at around 15,000m2 for the initial phase of which about 4000m2 would be for a major retail tenant.
“We need the support of the local community to achieve our plans for the site and we will be seeking community feedback and ideas in 2026.
“Everyone has an opinion regarding this site. We’ve got what we think are some really good ideas here and we’d like feedback from people who live in the area.
“We want to create an amenity at Toombul and we want it to be better than anything else on the northside. We have a great opportunity here and we’re happy to look at different angles,” Mr Irvine said.
Irvine Group is a privately held family business and has previously undertaken urban renewal projects in Teneriffe, Newstead, Bulimba and Morningside including the renovation of some of Teneriffe’s former wool stores and has developed apartment projects in partnership with Mirvac in Bulimba.
