Fortis grows Brisbane footprint

Adjoining GRAYA’s “The Gallery” project on Racecourse Road is a mixed-used apartment and retail project by Fortis, the development arm of one of the country’s largest non-bank property lenders: Pallas Group.

Based in Double Bay alongside Pallas, Fortis have cemented their reputation in the market with a string of over 20 projects in Sydney and Melbourne with a completed value exceeding $2 billion.

Recently, the sister developer and lender companies have set their sights on national expansion with a focus on the best locations in Brisbane. They currently have four projects underway between Kangaroo Point, New Farm, Newstead, and Hamilton.

Their site at 12 Kyabra Street, Newstead has plans lodged with Brisbane City Council for 65 apartments.

Fortis has also lodged a proposal for a 5727sq m site at 424 Bowen Terrace, New Farm which was purchased from aged care provider Ozcare last year. The DKO-designed plans include 74 apartments and four freehold houses.

Fortis General Manager, Development—QLD, Dan Boman, said the New Farm project was an “opportunity to reimagine a key corner of the neighbourhood”. The homes will replace the former aged care facility with a design that enhances the site’s amenity and liveability in one of Brisbane’s most tightly held suburbs.

River House at Kangaroo Point is under construction with 13 full-floor apartments on a site with a 20m frontage to the Brisbane River.

Designed by Koichi Takada Architects, the Racecourse Road, Hamilton project comprises 12 two- and three-bedroom apartments with private basement parking as well as 528sqm of ground floor retail tenancies.

The project includes an expansive rooftop terrace for residents with pool, spa, and wellness facilities.

Together with the adjoining GRAYA project, Fortis’s Racecourse Road replacement of the existing shops built in the 1970s has been described as “precinct-shaping”.

According to Fortis Queensland general manager Dan Boman, “the projects will play a meaningful role in the ongoing revitalisation of this iconic precinct”.

“Racecourse Road has long been one of Brisbane’s most loved high streets. We’ve created a building that integrates seamlessly into the local fabric while delivering elevated living and retail experiences,” he said.
